		<description>One of the easiest ways to avoid forfeiting earnest money if for the buyers to get that Contract to Purchase to their attorney asap.  Make sure that the contingencies that are written in the original contract have dates that make sense: 

 EXAMPLE 1:  a financing contingency should not be written two weeks out from the date of acceptance from the Offer to Purchase. Especially in the case of a buyer who has only been &quot;pre- qualified&quot; for a mortgage, meaning, never been processed and sent to an actual underwriter.

EXAMPLE 2:  Attorney&#039;s approval- typically this is four-five days from the Date of Acceptance of the Contract.  Do not get the contract to the attorney one hour before this contingency expires.

Example 3:  Home Inspection- Have that home inspection sceduled right away, and make sure to have the buyers call their attorney right away with the points they want addressed in their home inspection letter.
