Patrick,

Agreed - The personal touch goes a long way.

In SoCal, it is rare that an offer is presented in person these days. What the (good) agents do instead, absent the opportunity to personally present, and in the same spirit, is write a compelling cover letter putting the personal face on the client making the impersonal paper offer.

When acting as a seller's agent, I find that my clients don't generally want to be bothered with a formal offer presentation. The sappy cover letter is a good compromise.

Interestingly enough in the suburbs of NYC the practice of faxing/emailing offers is the norm. In fact, listing agents often make note in member remarks to present all offers to listing agent. Must be a regional thing!

As Kevin said u hit the nail on the head. I wrote a post saying a similar thing.

Your tech skills or usage of technology doesn't mean a thing to your customers. All they care is that you get the house sold or get their dream house bought

You hit the nail on the head, Pat. High-tech this, that, and everything else is all well and good, but real estate at the end of the day is a personal business. I am proud to call myself a very high-tech real estate professional, but when it comes to presenting offers, I always always always try to get it done in person -- and preferably with the seller there as well, not just with the listing agent.
