Regardless of “The Market,” one of the biggest problems within residential real estate transactions, is how disclosures are mishandled. Many licensees reject the idea of being present while the seller completes disclosure forms. Why?
It’s too time consuming.

Its no wonder transactions fall apart after the buyers discover undisclosed items, through their due diligence.
Worse yet, many buyers will hire a real estate attorney to rescind a closed transaction, claiming,
“I would never have bought this home had this issue been disclosed.”

One of my mentors always said, “what a buyers learn prior to a sale, they forgive. What buyers find out after close of escrow, they sue.”
