The December 2007 Completed Sales Report for Central San Jose
Single-Family Homes saw a closing of 15 sales receiving 96.76% of
list price. These closings represented a median price of $568,000
and an average price of $572,800. There were 55 new listings were
also reported. Total Sales: $8,592,000

The December 2006 Completed Sales Report for Central San Jose
Single-Family Homes saw a closing of 53 sales receiving 97.18% of
list price. These closings represented a median price of $614,000
and an average price of $642.773. There 34 new listings were
also reported. Total Sales: $34,066,982

2007~Central San Jose Condos/Townhouses had 18 closed sales receiving
93.44% of list price. These closings represented a median price of
$475,000 and an average price of $458.746. There were 32
new listings for the month of December. Total Sales: $8,257,438

vs

2006~Central San Jose Condos/Townhouses had 31 closed sales receiving
99.42% of list price. These closings represented a median price of
$500,000 and an average price of $498,769. There were 23
new listings for the month of December. Total Sales: $ 15,461,846

of 77 days on market (DOM) and 83 cumulative days on market
(CDOM). Condos/Townhouses had an average of 75 DOM and
112 CDOM.

days on market (DOM) and 54 cumulative days on market (CDOM).
Condos/Townhouses had an average of 47 DOM and 64 CDOM.
