• Pat was the Santa Clara County Association of Realtors  “President’s Choice” Award Winner. “For demonstrating the principles of good real estate practice among brokers; for promoting and protecting home ownership and property rights for all; and for distinguished service to the members of the Santa Clara County Association of REALTORS® and the community at large.

•  Pat obtained his California Real Estate License in 1987 and his California Real Estate Broker License in 1997.  He has also earned the industry’s coveted ABR, CRB, CRS, GRI & SRES professional designations.  In 2011, he became a Certified Real Estate Brokerage Manager.

•  2003, Pat and Ryan began their consumer-protection Second Saturday Seminar Series, which became the genesis of the Saturday Real Estate classes that Pat teaches at De Anza College.

• 2005-2010, He served on the Forms Committee, creating and modifying local real estate contracts/paperwork for the Silicon Valley Association of Realtors.

•  2006, Pat became a member of the Advisory Committee for the Robert Bruss California Real Estate Law Newsletter.

•  2007, Pat created his real estate series of classes at De Anza College. He is a member of the California Community College Association of Real Estate Educators.

Our Family of eight children met Pat Kapowich following the death of our Father in March 2011. My sister, brother and I had already interviewed two realtors when one of my younger brothers brought his realtor Pat, to the Family table in San Jose. Following his excellent and thorough presentation on how he would render his professional services to prepare the house for sale, we proceeded to put Pat under contract to sell our Family home, which we had all shared with our Mother and Father over the last 44 years. To say the least a very “Big” decision for the Family. 

We believe it was his personal interest in our Family that made the difference in selecting him as “Our” Realtor. Pat is a “Turn-Key” Realtor with decades of expertise in the field of preparing a home for sale. Pat worked with the Family using the right amount of money to invest in the property, in order to get it ready for sale at the ideal price point. What Pat calls a “Mini-Makeover,” is his attentive approach to “Minimum Investment with Maximum Results.” He was able to assist the Family in making all the necessary decisions with his excellent and professional team of vendors in order to prepare the house for sale with a reasonable investment of funds, in a timely manner. We were selling the house coming out of the “Great Recession” of 2008. This was still a buyer’s market in 2012. Through his excellent and skillful advertising program, Pat was able to attract five very good offers, over list price, within 8 days of listing the house for sale. Following Pat’s guidance, we were able to sell the Family home for the same price, in a quarter of the time, than a similar house had sold for in the neighborhood which had been previously remodeled and updated. Now “Why” is that? 

It’s because Pat, “Delivers the Goods” in the ever changing real estate market place. Pat possesses superb communication skills, real estate expertise, identifying salient issues, knowledge on how to get things done in a timely manner, pencil sharp salesmanship, and adaptable negotiating abilities. Pat’s hand-picked team of vendors exceeded the Family’s expectations by bringing additional value into the process in preparation for selling the house. From the inspectors to the general contractor, to the painter, to the landscape improvements, through to the chimney assessment and staging consultant, they all did a bang-up job! Lest I forget, prior to making any improvements, Pat initially hires his own appraiser, landscape designer and stager as consults to gather a bevy of specialist based recommendations. All this was done by Pat in preparation to discuss the Family’s budget prior to making the most cost effective decision based improvements for his clients. What Realtor will do this as part of their complete package of services for their clients? 

When we were finished with all the improvements the house had great curb appeal, and when you entered the house you could feel the essence of a Family home, which had been well cared for and loved very much. Pat assisted the Family in taking a tired mature house and turning it into a home. The buyers were a young couple who were just starting their new Family in a wonderful neighborhood, just like our Family did in the Summer of 1967.
